OVERVIEW
Del Mar College located in Corpus Christi, TX recently opened a new campus to support the growing student population. The campus has three academic buildings and a central plant building totaling 249,300 square feet of floor area. with chillers and boilers to provide district cooling and heating. The buildings are served by 16 AHUs and 200+ terminal units. The entire HVAC system and associated BAS was commissioned to ensure correct operating conditions before the campus was opened to the student population. A standard commissioning scope for this facility type typically utilizes a sampling strategy for zone equipment resulting in verification of 20% of terminal units. Claraxio was implemented to support the commissioning scope by completing automated functional performance testing (AFPT) on 100% of terminal units and monitoring-based commissioning (MBCx) on the AHUs. Claraxio utilized fault detection algorithms to document test results and develop data-backed issues for contractor resolution. The client opted to keep Claraxio installed and online to monitor system performance and periodically re-commission zone equipment using AFPT.
IMPACT
- After consulting the facility IT team, multiple Claraxio devices were installed on local BAS networks to overcome area network limitations and meet cybersecurity requirements.
